Purchasing a High efficiency Boiler will make your life easier, however you should be an educated consumer. That said, We think they are great and to take some of the mystery out of the annual service, I’ve posted a video below from a manufacturer as well as some instructions from the owners manual of the same Manufacturer.

All high efficiency condensing appliances will require more regular maintenance (cleaning) than their non-condensing counterparts. Failure to do so may result in damage to the appliance that is not covered under warranty.

Periodic maintenance should be performed at least once a year by a qualified service technician to ensure that all the equipment is in safe, efficient operation. In the first year of operation, it is highly recommended that inspections of all connection points and the combustion chamber be done at three month intervals, any signs of fouling or leaks must be thoroughly investigated immediately as failure to do so may void warranty. Assuming no cause for excessive fouling is found, then the period of months from initial start up that it was found that cleaning was required, shall become the required future minimum cleaning interval, but at no time should it exceed 12 months. The owner MUST make necessary arrangements with a qualified heating contractor for proper maintenance of the heater. Installer must also inform the owner that the lack of proper care and maintenance of the heater may result in a hazardous condition and lack of warranty coverage. The installer should discuss the contents of the User’s Information Manual with the owner. ( Taken from the Hamilton Manual)

Hybrid Hot water Heater delivering a bonus side effect for our household.

For a few years I’ve been beating up my brain trying to deal with how hot the garage and the room above it became after my wife parked her SUV in the garage.
When she came home and parked that thing, the garage suddenly became the place not to be. A few months ago decided to replace our old water heater and was thinking about going to an electric unit in trying to go Green.
I often shop at OSH and decided to take a look at the Water Heaters since I was already there, while walking in the plumbing section I stumble upon the Kenmore
Hybrid Hot Water Heater. Wow that thing looked nice. I went out to the truck and looked it up on the internet. I decided that Heater was the one I was looking for.

Shortly there after I made the jump and purchased it. Being busy at work led to the unit sitting there in the garage for a few months. I finally got a break from work and installed it. Boy let me tell you, I got that thing all installed and decided I would use the Most efficient setting, which uses the heat pump section most of the time and the Heating elements only when the air temp is severely cold or extremely hot. Wow what a difference, the garage temp has changed dramatically. To use all all that heat that the Spaceship (her SUV) emits, the kids now shower mostly in the evenings when the garage is hot. We now have a much cooler garage and hot water that is efficiently produced. There are Seven folks in the house and we use a lot of hot water.The difference in the energy bill has been noticed, I have not noticed a huge increase in the electricity part of the bill, but I did notice a decrease in the Gas portion. The only thing left to do is turn in the rebate paperwork to PG&E and get some Money back, not bad for putting air-conditioning in the garage.
